How to Prepare for a Home Inspection

Most home inspections typically last 3 to 4 hours, depending on the size, age, and condition of the home.

To help you prepare, we’ve put together a quick checklist of items to take care of before the inspector arrives:

Home Inspection Prep Checklist:

  • Replace any burnt-out light bulbs (interior & exterior)
  • Be sure the oven, microwave, and dishwasher are clean and emptied—this allows the inspector to check everything thoroughly
  • Clear access to the attic, crawlspace, electric panel, HVAC system, and water heater
  • Make sure all utilities are on (electricity, water, gas)
  • Test all smoke and carbon monoxide detectors
  • Unlock any gates, garages, sheds, or electrical panels
  • Clean and declutter spaces to make everything easily accessible
  • Fix any minor issues you’re aware of (leaky faucets, loose handles, etc.)
  • Remove pets or crate them during the inspection window
  • Leave the home 15–30 minutes before the inspection begins

What does a home inspector do?

During the inspection, properties are examined top to bottom, with emphasis placed on evaluating the roof, walls, foundation, plumbing system, electrical system, and HVAC system.

Inspectors will also check for the operational ability of installed systems, such as garbage disposals and carbon monoxide detectors, as well as for leaks, mold, mildew, and other signs of water damage.

At this point, take a deep breath. Most buyers aren’t expecting complete perfection; they just want to know that there are no heavy burdens waiting on them.
